Tenant Screening

Perhaps the single most important job of your property manager is finding the right tenant for your property. We believe everything starts with a fantastic tenant. Unfortunately, many property managers skimp on screening processes. This strategy can have damaging repercussions for your home.

Don't leave your property's health up to chance. Instead, let our team focus on finding qualified renters who will treat your home well, pay their rent on time, and ultimately, leave your home in great shape.

Our screening process includes:

Background Checks

When we receive a rental application, our first step is reviewing the would-be tenant's identity and history. We perform photo id verification on every applicant over 18 and perform an extensive background check. This background check looks at criminal history and ensures applicants are not sex offenders, have not been convicted of distributing a controlled substance, no crimes against a person or property, or gang involvement. We make sure the applicant would not pose a serious threat to the property and other neighbors or residents.

Financial Verification & Qualification

Every tenant must meet specific income requirements to be considered for one of our rentals. During our screening process, we run an Experian credit report and verify payment history, look at current account statuses, and contact employers to confirm current income information. 

Rental History Review

A tenant's past behavior says a lot about how they'll treat your rental property. We check rental history for every applicant, check for evictions, and talk to previous landlords for more information. Specifically, we look for payment history details, the state the property was previously left in and any reported damages, and any nuisance complaints filed. 

Of course, it's important to closely adhere to the Fair Housing Act, which legally protects tenants against discrimination on the grounds of race, color, religion, gender, age, national origin, or familial status. Our team follows these guidelines while using the other information gathered to make an informed decision on whether or not a renter poses a potential risk.

Rent Collection & Payment

We understand the importance of protecting your cash flow. When tenants pay late, it can create numerous problems and headaches. For this reason, we enforce very strict collection rules. After collecting your rent payment, we work quickly to disburse your earnings. Learn more about how this process works:

Rent Collection

All our rental payments are due on the first of the month and tenants have until the third of the month to pay. On the fourth day of the month if a tenant still hasn't paid they receive a late notice and a late fee. On the tenth day of the month, assuming no payment has been made, the tenant will be served a 3-day pay or quit notice. If no payment has been received after the 3 days then the eviction process will ensue.

We make no apologies for our strict payment rules. In most cases, if a tenant is allowed to fall a month behind, the pattern will continue indefinitely. We avoid this problem by stopping it before it occurs, thus protecting your investment.

Receiving Your Earnings

We do everything to ensure your earnings arrive on time. We start disbursing your earnings on the 5th of every month. We have many disbursement methods but most of our property owners opt to have their money directly deposited into their account. We can also work out an alternative method for those with specific needs.

Account Statements

Account Statements

We do our best to help you keep financial tabs on your property. Each month we generate an account statement that is sent to you by either mail or email. We also create yearend tax documents and statements to help recap all your earnings and provide documentation for your own tax reporting obligations.


Property Inspections

It's only natural to worry about the condition of your rental home, but our frequent inspections provide peace of mind. Over the course of our inspections, we work to identify potential lease violations or damages and take steps to address such problems accordingly

Drive-By Inspections

Weekly Drive-By Inspections

We perform regular drive-by inspections of your property. This is done to make sure that the home's exterior remains in good condition and to verify that nothing seems amiss. If we encounter a problem during one of these casual inspections, we'll schedule a more thorough review with the tenant as quickly as possible.
Quarterly Inspections

Quarterly Interior Inspections

We conduct an in-person interior inspection of your rental property every quarter. This is to ensure that no interior damage has occurred. In most cases, these quarterly inspections are more than sufficient to guarantee your property's health. If you have particular concerns about your home, we can always work with you to schedule additional visits. If anything goes wrong over the course of the tenancy, we'll also proactively schedule an inspection to guarantee that all is well. These visits may occur when a tenant doesn't pay their rent on time or doesn't respond to communication from our offices. We're constantly working to protect your investment and identify problems before they spiral out of control.

Maintenance Management

At some point, every rental home is going to require maintenance. From plumbing mishaps to electrical issues, appliance failure, and HVAC problems, residential homes encounter all sorts of problems. Responding to these issues quickly keeps tenants satisfied and protects the health of your investment. This is just one of the many areas where our team shines.

In our ever-changing world, tenants want to have the option to quickly contact us when problems arise. We give our tenants the option of requesting maintenance by phone call, text, or online at our website. We respond to all tenant requests as quickly and efficiently as possible. Our quick response keeps tenant satisfaction high, reducing turnover rates and maintaining your profitability.

Once we receive a repair request, we make contact with one of our trusted vendors or use one of our onsite repairmen. Over the course of our long history in Utah, we've built ongoing partnerships with a number of trusted local repairmen and service providers. These contractors ensure the work meets local housing codes and provide a high level of service you and your tenant demand.

Once we receive a maintenance request we also notify you immediately of any repairs that need to be made. We work to make sure your repairs are getting priced fairly and competitively so that you get the best deal. When a repair is agreed upon we oversee the whole operation ensuring that it's done correctly.

Maintenance bills can be arranged in whichever way is most convenient for you. Most of our property owners find that it is easiest to have the amount taken out of their monthly rent collection and have the deduction shown on their monthly statement. 


Evictions are no fun, plain and simple. We believe the best approach to evictions is to make certain that they never become necessary. We do this through our screening process and only choosing the most qualified tenants for your home. Of course, sometimes the worst does come to pass, and we need to help you remove a bad tenant from your property and get the home back on the market.

Eviction Process

While we rarely have evictions happen, we want you the owner to have a peace of mind that it will be handled as smoothly as possible.

As previously stated, we have a strict rent policy and perform frequent inspections. If the renter isn't abiding by our rent policy, rental contract, or creating damage within the home, we take the necessary measures to rectify the problem. We're almost always able to find a solution with our tenants, but if things go completely sideways, we will handle the eviction process. 

We aim to get bad tenants out of the home as soon as possible. We do this by either a 3-day pay or quit notice or a 30-day eviction notice. If damages occurred, we'll make deductions from the security deposit as necessary. Any additional costs not covered by the deposit will be turned over to collections. We understand that extenuating circumstances sometimes occur, but we don't allow any tenant to become a charity case. Our focus is to keep you profitable.

Alongside the eviction process, we handle all the marketing to get a new tenant as quickly as possible. If we need to repair damages after the departure of the evicted tenant, we will work quickly with our contractors and repairmen to restore your home back to rent-ready condition.

Marketing & Advertising

Unlike some property managers, we don't wait for your rental home to rent itself. Instead, we deploy a number of marketing tools to find the right tenant as quickly as possible. 

Remember, we don't make any money on your rental property while it sits vacant. Some property firms charge upfront leasing or setup fees, but you won't pay us a cent until we find someone the right tenant for your home.

We house an in-house design and marketing staff to help market your property to its full potential. We invest wisely in a number of different marketing tools; digital listings, print ads, and yard signs all help drive traffic to your property. Our personalized marketing strategy helps ensure that you have a quick vacancy turnaround.
